Practical Research - Location Demographics

In this post I will be researching and analyzing the demographics of the area I have chose for my location, this information is important so I have a better image of my client and the things that could be important on my design.

Information and indicatives like age, gender, incomes, and migration groups, and population is important for the context of the client and its life, this involving job, social life and so on, It also helps by giving the project a better context and purpose to who is going to be design for and what are the types of groups living near the building.

According to World Population Review, the province of Victoria has a population of approximately 97,035, as the census made in 2021 indicated 91,867  as the total population and in 2016 it indagated 85,792 as the total population it could mean that the total population growth is 6,075 with an annual increase on population of 1.28%. Victoria has an estimated population of  383,360 being the biggest populated city in the greater Victorian area.  Another important factor is the density of that big population stated by World Population Review it is estimated to be around 4,405.8 people for square meter. The majority of that population is elderly people and it has been an increased in university students as well.

As it is shown on the chart (image 1) made in 2022 via census the most common age range is from 60 to 85 years but the specific group with most is the range between 30 to 34.

The chart above  (image 2) shows the genders between each age range, and which is in majority of the ages show greater numbers of females.

Demographics

As English is the official language of the city and 84%  of the population is fluent in this language, there are also other nationalities present, such as German, Chinese and Punjabi. The residents from Asia are at least 4% of the general population. Also, it is important to notice that the average income is about $86,400 and the median household income is around $67.500. This obviously depends on different factors, each related to age and education as the type of job.

The exact location of my building will be: 4589-4631 Blenkinsop Rd, Victoria, BC V8X 2C5, Canada

Immigration
The population in terms of migration is very small; in fact, it has the smallest immigrant population of the complete province, with 18.9% of these residents being from (see image 3) the United Kingdom, the United States, China and the Philippines, according to Waters (2022).

Lambrick park School

There are three school districts (image 5) that cover Victoria, school district 61, 62, 63 both district 61 and 63 cover parts of the Saanich area making 10 high school at the range of my client to chose there are all in the range of bus or car distance or walking if the option is chose correctly taking distance into account. (Times Colonist, 2014)

Overall due to this study I now understand that my client will be full of multicultural relationships in its daily life as the island is full of a range of different cultures, as the majority of the population is female I consider one of the two children to be one, and as the age range for teen ager vary is very similar I will consist on to teen agers of around 12 and 13 years old I have already look at the high schools of the area so that is of a fair distance to help with independence and security on their social and daily life, as the majority of the population is around retirement age the great majority of the neighborhood will consist on a family or a safe and quiet space to grow, as well the diversity of the area makes it perfect to experience different cultures and traditions. The different areas are each specific to each stage the family could be at in some point in life, taking into account, for example, high school, university, job, and retirement, all in one city in close range.
